The value of a home inspector

Too many times in my years as a Realtor I’ve had people say they would like to skip the inspection when buying a home in the hopes of saving $400-$500. I usually am able to talk them out of it and encourage them to go ahead and hire a professional. The $400-$500 you spend could potentially save you thousands.

Most all of the home inspectors I’ve come across in the lower mainland are very professional. They carry the necessary tools required to complete a thorough inspection of a home including moisture meters to help them determine what moisture (if any) may be in and behind your walls. They will check the condition of the roof, the foundation, the flashing around windows and in the case of condos, they will even check the underground parkade, electrical and the boilers.

I will admit, some homes pass with flying colors, but at the very least your report from the inspector will serve as a to-do list for the next few years to come. They will sometimes recommend regular maintenance of items in the home or give you an idea of when you might want to think about replacing said items.

Home inspectors are professionals that are trained to determine the condition of your home and could potentially point out issues that you may not read about in your strata minutes and that you may not see while previewing the home. It is in my professional opinion that a home inspector is worth your time and money every time.

This past Friday, all three RE/MAX Crest Real Estate offices in Vancouver got together for one big Bbq party at our office on West 7th. There was a great turnout, great food and to top it all off, the Boston Bruins beat the Tampa Bay Lightning. (Yes, I’m a Bruins fan, but I’m an even bigger Canucks fan).

After raining all day, the weather cleared up just in time for the party. It was a lot of fun to have everyone together and take a break from the hustle bustle that is our lives. One of the best parts of our job is networking and a bbq is just about the best way to do it. I was lucky enough to snap a few photos so I thought I’d share.

The iPad2 hit the shelves in Canada this week.  It’s really an innovative tool that I’ve found can be useful in real estate.  Things like google street view, sexy open house photos, paperless contracts and more.  I am starting a series of short informative videos to show you this thing in action and different ways we can utilize the iPad for our real estate transactions.
