My friends and I were lucky enough to attend the NFL Canada football party hosted by Bud Light at the Commodore Ballroom this weekend. I captured some of the experience on video to share with you. Hope you enjoy. What a great game!

My sister recently took on a job in the marketing department at hootsuite.com. I’m a user and a fan so I had to share.

Do you have a facebook account? Ha. Yes. How about a twitter account? I bet you’re at least curious if you don’t have one already. Maybe you’re on linkedin? Or you have a facebook fanpage? If you’re a Realtor, you should be utilizing most of these, if not all. All of these avenues give us a chance to share and connect with people and that’s really what our business is all about. Our line of work can be demanding on our time and managing four to five social media accounts on top of running our business may sound overwhelming. Hootsuite.com has solved that problem.

Hootsuite is a local company based here in Vancouver that is up to over 3 million users. It is a dashboard that allows you to manage your different social networks all from one place. Cool right? Rather than posting a link on facebook, and then twitter, and so on, you simply post it once from one place and it goes out to all of those different avenues. It also allows you to schedule updates (or tweets) to go out at a later time or date. You can do 5 updates in the morning and have them be sent out periodically throughout the day (or week). One more thing. Analytics. Hootsuite will track your progress. People often ask about your track record before listing or buying with your services. You can add your social media growth and activity to your listing presentations.

I recently signed up and I’m completely happy with the site. I’m able to share videos, pictures, updates, links and my own brand of silly comments to five places at the same time. Downtown Vancouver Condo Results for December 2011

Just wanted to share a few quick statistics to inform you of what’s happening in the downtown Vancouver Condo market. What I’m going to share is Sales ratio percentages. How is it calculated? Sales for the month divided by number of active listings = % of homes selling. According to The Real Estate Board of Greater Vancouver and most analysts, a Seller’s market is when the percentage is 21% or greater. A balanced market is between 15-20% and a Buyer’s market is 14% and lower. Approximately 1 out of every 4 condos listed in downtown Vancouver (as a whole) in December sold. (About 23%). Condo’s between $300,001 and $400,000 sold at a rate of approximately 46.32% and condo’s between $400,001 and $500,000 sold at a rate of 42.24%. These lower priced condos are showing a much quicker turnover and are selling faster. The hottest neighborhoods downtown for December were Yaletown increasing to a 33% sales ratio (1 in 3 selling) and the westend with a selling ratio of approximately 25% (1 in 4 selling). The best bet for ‘Buyers’ right now is in Coal Harbour between $1.25M and $1.5M. The sales ratio in Coal Harbour in this price range is much lower (around 4%). In total, in terms of inventory, there were 758 active condos listed for sale in December and 175 units were sold. The average sale price for a condo downtown was $465,000 for the month of December. The average number of days it took to sell each condo was 35 days.

Tee Up Fore Autism

On September 9th 2011, my friends from Best Quality Roofing and I hosted our first annual ‘Tee Up Fore Autism’ golf tournament. The event took place at the Westwood Plateau Golf and Country Club in Coquitlam. Our goal was to raise some funds and awareness for Autism Canada. In the end, with over 100 golfers in attendance, we were able to raise just over $8,000. The tournament was a tremendous success and it was one of the most beautiful days of the year. A good time was had by all and I am already looking forward to next year.

I wanted to extend a special thanks to Glen Hartley and the Westwood Plateau team. They did an amazing job and the course was in fantastic shape.
